We list your apartment on all major listing websites, including Zillow, Trulia, and Realtor.com, ensuring maximum visibility and exposure to potential tenants.

    Prospective residents interested in your apartment must first complete a pre-qualifying questionnaire, providing essential information to assess their eligibility. This initial screening helps us identify qualified candidates and streamline the viewing process, saving both time and resources for all parties involved.

    Upon scheduling a viewing, our dedicated team showcases the apartment to prospective renters, offering insights and guidance to help them envision themselves living in the space. Following the viewing, interested applicants are provided with rental applications to formally apply for tenancy.

    As part of our thorough screening process, we review applicants' stated income and information to assess their preliminary qualifications. To ensure financial stability, we require tenants to have a minimum income of at least 3.0 times the monthly rent.

    Once the initial qualifications are met, we conduct a comprehensive background check, which includes verifying credit scores, checking for past evictions, and reviewing criminal backgrounds. This step provides invaluable insight into applicants' financial responsibility and trustworthiness, allowing us to make informed decisions.

    For applicants who meet our criteria, we request pay stubs to verify their stated income, further confirming their ability to meet their financial obligations. Additionally, we contact previous landlords to gain firsthand insights into applicants' past tenancies, assessing their rental history and reliability as tenants.

    Armed with a wealth of information and insights, we meticulously evaluate each applicant to determine their suitability for tenancy. Our goal is to select tenants who not only meet our rigorous criteria but also align with your property's unique requirements and community standards.

    Upon approval, we guide tenants through the final steps of the process, ensuring a seamless transition into their new home. Before move-in, we conduct a punch list walkthrough of the unit to identify and address any outstanding repairs or maintenance issues. Additionally, we arrange for professional cleaning to ensure the apartment is in pristine condition for occupancy.

Through this package, tenants can receive gift cards as a reward for their prompt payment, and we also report on-time rent payments to all three major credit bureaus, helping tenants build positive credit history.

    In addition to these motivational incentives, we provide tenants with flexibility in payment options, offering the convenience of ACH and credit card rent payments. This flexibility allows tenants to choose the payment method that best suits their needs and preferences, making the rent payment process as convenient and hassle-free as possible.

    In the rare event that issues arise regarding rent payment, we are prepared to handle legal notices and the eviction process through our attorney on retainer. However, our primary goal is always to resolve situations amicably and proactively whenever possible, prioritizing open communication and constructive problem-solving to maintain positive landlord-tenant relationships.     In emergency situations, we take immediate action to minimize damage and ensure the safety of our tenants. Our first step is to troubleshoot basic items with tenants directly, providing guidance and support to help mitigate the impact of the issue. For example, in the case of a burst water pipe, we may walk tenants through the process of turning off the main water line to the property to control damage.

    In more severe emergencies, such as the smell of gas, we prioritize the safety of tenants above all else. We advise tenants to evacuate the premises immediately and contact the emergency utility provider, such as PSEG, to address the issue promptly and safely.

    Each emergency situation is handled with the utmost care and consideration, taking into account the specific details and severity of the issue at hand. In cases where emergencies are deemed too serious to handle internally, we recommend that tenants dial 9-1-1 right away to seek assistance from the authorities.
